Buy-to-let property In Jersey is a popular investment. Unlike buying a residential property, however, buy-to-let properties come with their own challenges. Specialist buy-to-let mortgages and your continuing obligations after completion are just some of the issues you’ll face with a buy-to-let Jersey property.

What types of property can you buy-to-let in Jersey?

In general terms, buy-to-let Jersey property ownership falls into the same categories as buying residential property, namely freehold, flying freehold or share transfer property. It is also possible to buy leaseholds, but these are not common in Jersey.

Do I need residential qualifications to purchase a buy-to-let Jersey residential property?

Purchasing freehold or flying freehold Jersey residential property (save for unregulated property) requires qualification under the Control of Housing and Work (Jersey) Law 2012. In essence, if you do not qualify as Entitled or Licenced you will not be able to purchase. If you are not qualified you can purchase share transfer property as a buy-to-let but you will not be legally allowed to reside at the property.

Are there specific regulations dealing with buy-to-let Jersey property?

Jersey, akin to other well-run jurisdictions, has legislation in place to deal with residential buy-to-let property. As such, you must ensure that any property you purchase and operate conforms to the basic minimum housing standards and fire safety measures required under Jersey law. You will also need to ensure your tenancy agreements conform with the Residential Tenancy (Jersey) Law 2011 and associated legislation, such as the requirement to lodge deposits with the tenancy deposit scheme and provide a condition report.

What our clients say

“We knew from the outset that you are tenacious and willing to go the extra mile”

Dear Mel, please forgive us for a tardy response to your management of the sale of one house and the purchase of a new one. We knew from the outset that you are tenacious and willing to go the extra mile for your clients for which we are very grateful. We cannot mention your name without mentioning Sue who was always well informed, soft and gentle and also the other Sue from the financial department who kept us up to date when there was a hiccup. Our blood pressure at the time was sky high and when the ‘all clear’ was sounded we were emotionally drained, but very happily drained. Thank you and also both the Sues for a very satisfactory outcome to our white knuckle ride.

“…kind and always responded so quickly.”

Many thanks to everyone for all time spent on the sale of the house and all the probably stupid questions that I have been asking but you have really I think gone out of your way to be as kind and always responded so quickly.
Many thanks for everything.
