Want to sell your property as swiftly as possible? Make the most of the viewings of your property. If you are considering selling your property, then now is the time to get your property “ship shape” ready for potential purchasers to look around.

With three May Bank Holidays just around the corner, this leaves you with plenty of time to do those things you’ve been putting off that could be the factor in getting a quick sale or not.

You want to make your property as appealing as possible to potential purchasers, so here are a few tips for you to consider:-

  1. The exterior of your property is the first thing that a potential purchaser will see, so make sure that their first impression is a good one. A lick of paint can refresh the look of your property and potentially help get an offer faster.
  2. Make sure that your property is clean and tidy (including the windows) and that there is no washing on the line, crockery in the sink/drainer or overflowing laundry coming out of the basket.
  3. Remove weeds and debris and mow the lawn and trim back shrubbery. Consider whether your property would benefit from having potted plants, a sculptural item and maybe a bench or chairs to show off the available space.
  4. You are selling your home so don’t think of it as yours, but as potential purchasers. Remove personal items and stage your home in a way that appeals to the mainstream market. Declutter which helps create a canvas for the purchaser to imagine their own life in the property. Since you have to pack anyway, get a head start and pack away the majority of the items you don’t need to use on a daily basis so that potential purchasers can imagine their own items in the property.
  5. Shampoo carpets, rugs and soft furnishings to remove any stains and pet odours and make sure that the property has been thoroughly vacuumed before potential purchasers arrive.
  6. Entice with welcoming smells of freshly baked bread (if you have the time and energy), ground coffee, scented candles or potpourri.

It is also important to be prepared for the legal process in selling your property. Taking the following steps will help the conveyance run more smoothly:-

  1. Check that you haven’t added any extensions to your property which may be in breach of title restrictions and or Planning obligations. If in doubt, check with a lawyer, such as Parslows.
  2. Make sure any boundary stones marking out the limits of your property are visible so that your purchaser’s conveyancer can check these during their site visit
  3. Collate any product warranties/guarantees/user manuals. i.e. oven, hob, fridge/ freezer, windows, conservatory, etc.
  4. Line-up a lawyer, such as Parslows to act for you on a sale so that the paperwork can be turned around quickly
  5. Check whether or not you will be liable for any early repayment fees with your lender.
