Interest rates appear to have reached some stability with the Bank of England keeping the base rate at 5.5% together with some mortgage providers already dropping their rates.

Jersey’s Government have announced that the budget will include the first-time buyer threshold increasing from £500,000 to £700,000.

They have also announced a £ 10 million first-time buyer scheme called “First step” for “shared equity” ownership (it’s not really shared equity, it’s really a soft loan scheme).

This scheme should help restart the property market and allow for trickle-up for property chains.

Qualifying applicants will have to have at least a 5% deposit of their own and will be able to benefit from a deferred loan repayment of up to 40% secured by a second charge over the property. The new homeowner’s mortgage provider will continue to have a first charge of the property.

Some 60 households should be able to benefit from this scheme and hopefully, more funds will follow in the future.

The scheme will be run by Andium and Islanders are asked to register their interest with the Assisted Purchase Pathway.
