Background
The Clos de la Bout development in St John was designed to provide high-quality homes for Jersey residents, with a particular focus on first-time buyers. This initiative aimed to address the growing demand for affordable housing in the parish while maintaining the charm and character of the local area.
Our Role
Parslows LLP was instructed to act for several purchasers within the inaugural phase of the development. Our Residential Property team provided end-to-end conveyancing services, ensuring that each transaction was completed efficiently and in compliance with Jersey property law.
Key responsibilities included:
- Contract Review & Negotiation: We reviewed the contracts, ensuring clarity for our clients.
- Title & site: Conducted thorough due diligence on title, site etc
- Stamp Duty: Guided clients through stamp duty obligations.
- Completion & Registration: Managed the completion process to the Royal Court.
Challenges
- Tight Deadlines: Coordinating multiple completions within a short timeframe required meticulous planning and proactive communication.
- First-Time Buyer Support: Many clients were unfamiliar with the conveyancing process, so we provided clear, jargon-free guidance at every stage.
Outcome
All transactions were completed on schedule, enabling clients to move into their new homes without delays. Feedback highlighted our responsive communication, attention to detail, and client-focused approach.
